Nevis Real Estate Regulations
Foreigners wishing to purchase Nevis real estate must obtain an alien land holding license. Further to obtain Citizenship by Investment, real estate purchasers must choose their property from developments authorized by the Government of St Kitts and Nevis for this purpose.

There are two ways to purchase real estate in St Kitts and Nevis. The first is the old British deed system and the second is by obtaining a Certificate of Title, which is deemed to be preferable as there is no possibility of the title being challenged in any way. The total costs for the taxes and fees to purchase a Nevis home are approximately 9% of the purchase price. Purchasers are allowed to import furniture and fittings duty free.

Nevis Real Estate Owners' Taxes
Owners of St Kitts and Nevis real estate are required to pay a taxed based on a notional rental value of the property. In most cases this tax is not more than US $1,000 per year.

Income from the rental of the Nevis villa is tax free. There is no capital gains tax on the subsequent sale of the Nevis home.

There are no income taxes and no wealth taxes on St Kitts and Nevis.
 

Nevis Citizenship by Investment
Those wishing to avail themselves of the Citizenship by Investment Program must spend a minimum of $250,000 to purchase their Nevis home.

Nevis Island

Saint Kitts (previously St Christopher) and Nevis are Caribbean islands located approx. one third of the way between Puerto Rico in the North and Trinidad and Tobago in the South.

Less developed with fewer inhabitants than Saint Kitts, Nevis is renowned for its lush flora, historic sugar plantations, interesting ruins and beautiful black and white sand beaches. Travelers to Nevis can choose from hiking in the rain forest, mountain climbing, swimming, tennis, windsurfing, diving and snorkeling, biking, kayaking, fishing, golf or horseback riding. The food on Nevis ranges from simple to extraordinary. History of St Kitts and Nevis

The earliest inhabitants of St Kitts and Nevis were the Sibonay, who, it is thought arrived over 2,000 years ago from Central America. Then came the Arawaks from what is now Venezuela. After the Arawaks the Caribs arrived, who also originated in South America.

St Kitts was known as Liamuiga by the Caribs. The word means fertile and was because the soil was rich as a result of the extinct volcano, now known as Mount Liamuiga

Nevis was previously known to the Arawaks as Dulcina and Oualie by the Caribs.

Columbus passed St Kitts and Nevis under sail in 1493 on his second voyage to the Americas. He called St Kitts San Jorge and Nevis San Martin. Due to confusion on the then maps of the Caribbean, they were renamed San Cristobal and Santa Maria de Los Nieves. Finally they were anglicized and became St. Christopher and Nevis.

The Spaniards claimed the islands as their territory, but other European settlers and explorers arrived and disputed the Spaniards' rights.

Thomas Warner made St Christopher the first British territory in the Caribbean when he arrived in 1623. He sailed home and on his return to, he was accompanied by British settlers. In 1625, The British monarch King Charles the First agreed to grant Warner a Royal Commission for Barbados, Montserrat, St. Christopher and Nevis.

In 1628 English settlers from St. Christopher moved to Nevis and their leader Captain Anthony Hilton was made the first Governor of Nevis.

In 1625 French seamen arrived and were welcomed by the British.

It is said that the Caribs were angered by the increasing presence of European settlers and were planning to drive them from the island. In any event, in 1626 Warner led the English in a strike against the Caribs and killed over 2,000 at Bloody Point. The rest of the Caribs fled.

Over the next hundred years or so control of the islands went from the English and French to the Spaniards who drove the settlers out and then back when they returned after the Spaniards failed to leave a force to garrison the islands.

In the 1700s St Christopher's name was shortened to St Kitts and although until recently St. Christopher remained her official name.

Some Dutch settlers arrived on St Kitts and Nevis from Brazil and brought sugar with them and this replaced tobacco as the main cash crop of the islands.

The settlers first used Irish servants on the islands and there was considerable friction due to the Irish being Catholics and their English masters being Protestants. Later African slaves were used and it is this group from which most of the current Caribbean islands' peoples are descended.

Admiral Lord Nelson sailed out of Nevis and made Nevis home during the mid 1780s and was married to a woman from Nevis by the name of Frances Nisbet.

Amazingly, Alexander Hamilton, who was to play such an important role in American history was born on Nevis Island in 1757.

St Kitts and Nevis were part of the British colonies until 1967 when the islands were granted Associated Statehood. In 1983 the officially titled St. Christopher and Nevis became an independent sovereign democratic state.
